Job Detail: Financial Controller

• Preparation of contracts for customers, negotiation of contract terms and finalising execution of contracts with both Vietnamese and foreign buyers
• Transfer and registration of ownership for completed property sale transactions
• Setting up and maintaining an effective and efficient control environment
• Preparation of annual budgets and 5 year projections
• Ongoing review of business performance against budget, monthly forecasting, cash flows and operations analysis
• Ensure compliance with all regulatory reporting requirements including tax returns, annual audit, stock exchange requirements, etc
• Co-ordination with various departments in the Property Sales division:

       pricing and payment terms

       development approvals

       execution of sale and purchase contracts

       bidding and awarding of construction contracts for property sales developments

monitoring of construction progress

• Excellent report writing skills and language skills
• Strong research and analytical skills to undertake preparation of feasibility studies
• Able to identify potential business and regulatory issues to ensure appropriate due diligence is performed for new business undertakings in international markets
• Has experience in reviewing legal contracts documentation and has eye for detail
• Commercially minded in making effective decisions
